To prepare a layout for house sites, it’s imperative to adhere to specific norms and guidelines:
Arrange each layout within a survey field or subdivision to match the field’s shape. If multiple survey fields are involved, merge them to create a well-formed layout.
House sites should ideally take the form of perfect rectangles, oriented towards the north. The width of each site should align with the East-West direction, while the length should correspond to the North-South direction.
Limit each row of house sites to 5 chains/100 meters.
Design internal roads (by lanes) to be 30 links/6 meters wide, with the approach road to the main road being 50 links/10 meters wide. Road selection should cater to the layout’s requirements.
Allocate 10% of the extent for community purposes, ensuring that open spaces designated for this serve the needs of the layout. These spaces should be strategically placed within the layout, preferably centrally, with roads bordering all sides.
Properly allocate the overall extent of the layout as follows:
- 60% for house sites
- 10% for community purposes
- 30% for roads
Avoid leaving excessive vacant spaces between or around the layout within the designated field.
In the reference, display the total extent, plot sizes, road widths, and areas of open spaces accurately with their respective measurements.
Seek approval from the Deputy Inspector of Survey and relevant Tahsildars for layouts exceeding one acre before submitting them to higher authorities. Peg marking and plot formation should commence only after obtaining these approvals.
Clearly indicate any permanent structures within or adjacent to the layout area, providing topographical details for easy plot identification.
Display the north point prominently on the layout, regardless of its size.

Adhering to these guidelines will ensure the preparation of a well-structured and compliant layout for house sites.
