Andhra Pradesh Land Acquisition Act 2013: procedures and stages

Act / order Metadata updated July 15, 2026
Topics

This guide explains where a surveyor’s records can support a land-acquisition file. It is not a substitute for the applicable notification, State amendment, rules, or an order from the competent authority.

The statute to check first

The central statute is the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 (Act 30 of 2013). Read the current text and the applicable Andhra Pradesh material for the project before preparing notices, dates, forms, or compensation work.

High-level sequence

  1. Project and public-purpose proposal: the requisitioning department supplies the land requirement and project material.
  2. Assessment and notification: the Act contains social-impact, preliminary-notification, survey, and objection steps. Section 11 concerns the preliminary notification; section 12 concerns preliminary survey powers.
  3. Declaration and records: section 19 concerns publication of the declaration and the rehabilitation and resettlement summary. Survey work must match the land described in the live notification and governing record.
  4. Enquiry and award: section 23 concerns the Collector’s land-acquisition award. Sections 26–30 address valuation and compensation elements; section 31 concerns the rehabilitation and resettlement award.
  5. After the award: section 37 addresses when the Collector’s award becomes final. It is not the section that issues the award.

Survey-records checklist

  • Use the survey number, subdivision, extent, village and mandal exactly as shown in the operative document.
  • Compare field measurements with the current FMB, village map and other official records made available for the case.
  • Record the method, date, reference marks, parties present and any boundary or possession issue separately from a title decision.
  • Keep sketches, statements and field notes traceable to the notice or written instruction that authorised the work.
  • Escalate a discrepancy in records, ownership, extent, or possession to the designated authority; a field note does not resolve a legal claim.

What this guide does not determine

Forms, publication methods, deadlines, compensation, rehabilitation benefits, exemptions, and appeals can depend on the current statute, rules, amendments, notifications and facts of the acquisition. Confirm them from official project records before acting.
